The tools
Production measurement, not a PDF annotator
Linear, with axis lock
Click to place vertices, drag to trace a curve, and lock segments to the x and y axes for orthogonal walls — or hold Shift for a temporary lock. Break a run and continue it elsewhere; the parts still total as one measurement.
Areas four ways
Polygon, rectangle and ellipse tools for rooms and slabs, plus freeform tracing for irregular shapes. Areas display live as you draw, in real units.
Count
Mark sockets, sanitaryware, doors — anything enumerable — and the schedule counts itself. Counts need no scale calibration, so they work the moment a drawing loads.
Volume and pitched work
Excavation and fill measured as volume, and roof planes measured on the pitch rather than on plan, so the quantity reflects the surface actually being built.
Assemblies
Measure once and generate a full parametric schedule — a cavity wall measurement becomes bricks, blocks, ties, insulation and labour as bill lines that stay linked to the measurement.
Groups and layers
Organise measurements by element, level or trade, and total any grouping without re-measuring or exporting to a spreadsheet to add it up.

Most of what makes a takeoff trustworthy is invisible while you are drawing and decisive eighteen months later.
Geometry in drawing coordinates
Measurements are stored against the original PDF page in true drawing space, never in screen pixels. Zoom, resize or switch devices and every measurement stays exactly where you put it.
Calibration separate from geometry
Scale is calibrated per page and applied when quantities are computed. Recalibrating corrects every quantity on that page without touching a single measurement.
Decimal quantities only
Every derived length, area and volume is computed with decimal arithmetic rather than floating point, so the figure in the bill reconciles with the figure on the drawing to the last decimal place.
Nothing hard-deleted
Deleting a measurement marks it inactive with a full history. The audit trail behind an issued tender is never destroyed.
AI assistance
Suggestions on the sheet, decisions with you
Plan analysis
Ask the assistant to read a plan and it proposes measurements — walls, rooms, fittings — as pending suggestions drawn distinctly on the sheet.
Symbol detection
Point at one symbol and every other instance on the sheet is found and counted, as a suggested count you review before it becomes a quantity.
Scale suggested, never assumed
The assistant can read the title block and propose a calibration. You confirm it, because every quantity on the page depends on it being right.
Explicit acceptance
A suggestion contributes nothing to any quantity until you accept it. Accept, edit or reject — each decision is recorded with your name against it.
Revisions
A new drawing revision does not quietly invalidate your bill
Upload a superseding revision and every measurement taken on the previous one is flagged. The estimate cannot be issued until each flag has been looked at and accepted, so nobody prices a job against a drawing that has moved on.
